About Our Woodbridge Real Estate Work
Selling a property, settling one you inherited, parting ways with one in a divorce, or shopping for your next place: each of these starts with us the same way. A candid walk-through and a straight answer on which fixes will earn their cost before a sale and which can stay as they are.

What Years of Sales Taught Us
We have worked as a real estate agent since 2015. In that time we also earned our broker credentials, and we have been a licensed real estate broker since 2021. Across those years, one pattern kept coming up. Sellers poured money into big projects that buyers barely noticed, then skipped the small repairs that inspectors write up and buyers use to bargain the price down.
So we built our practice around a simple question: what is the least amount of work that puts this property in a strong position? Often the answer is modest. A dripping faucet, a sticking slider, worn caulk around a tub, a cracked outlet cover. Sometimes the answer is nothing, because a remodel would cost more than it could ever add to the sale price.
Some bigger jobs are worth doing, though. An aging roof that any inspector will note, or a furnace that is clearly on borrowed time, can cost you more in lost offers than in the repair itself. When that is the case, we say so and show you why. You hear the likely cost, how it could affect offers, and what happens if you leave it alone. We give the advice. The decision always stays with you.

How We Work With You
Repair advice comes first
Before we talk about price or timing, we walk through the property with you, in person or on video, and sort repairs into piles: worth doing, optional, and skip it. Small, cheap fixes usually win. We only suggest replacing something when repairing it would be a waste of your money.
Clear numbers, no guesswork
We explain what shapes your net result: the condition of the property, recent nearby sales, commission, escrow and title costs, and how long the sale is likely to take. You know what to expect before you sign anything.
Office, phone or video
Meet with us at our office, or keep nearly everything to phone calls and video meetings. Plenty of the people we work with live out of the area, look after family or work long shifts, and this keeps the sale moving without extra trips.
Patience for the hard sales
Selling an inherited house or a probate property brings court timelines and family decisions. A divorce sale means two people who may not agree on much. We stay calm, keep both sides informed in plain language, and move at a pace the situation allows.
Where We Help
Our work centers on Woodbridge and the towns around it, including Lodi, Lockeford, Morada, Galt and Elk Grove. Because so much of the process can happen by phone and video, we also help families who own property here but live farther away. If you are unsure whether we cover your area, ask us when you call.
