Where We Help Sellers and Buyers, From Woodbridge to Elk Grove

From the Lodi side up to Galt and Elk Grove, clients meet with us at our office or over phone and video. Expect plain advice on which fixes earn their cost before a sale, which ones do not, and what happens after you call.

Where We Work

Many of our clients live in or near Woodbridge, Lodi, Lockeford and Morada, along with communities like Dogtown, Garden Acres, Lincoln Village, Country Club and August on the Stockton side. To the north, we also help people in Galt and Elk Grove. If the property sits somewhere in between, just ask when you call.

Since our meetings happen at the office or over phone and video, a long drive is rarely part of the plan. That matters if you inherited a property and live out of the area, or if you and a former spouse now live in different towns. We cover pricing, paperwork and final signatures with you, and you hear from us as each step moves forward.

What Sellers and Buyers Should Know Here

Two counties, two court systems
Woodbridge, Lodi, Lockeford and the Stockton-area communities fall under San Joaquin County, while Galt and Elk Grove are in Sacramento County. That decides where probate is filed and which recorder's office handles documents. We help you sort out which applies before you plan dates around it.
Older properties and the fix-or-sell question
Many properties around here have decades on them, and inspections often turn up worn roofs, aging plumbing or dated electrical panels. We give you an honest read on which repairs tend to pay back in a sale and which are better reflected in the price instead. Sometimes a modest fix is the right call. Sometimes selling as-is makes more sense, and we will tell you so.
Hot summers, wet winters
Long Central Valley summers put cooling systems to work, and winter storms can expose roof leaks and drainage trouble. Buyers look for both. Knowing that early helps you decide what to address and what to simply disclose.
Permits and past work
Additions, garage conversions and patio enclosures built without permits show up across the region. They can surface during a buyer's inspection or appraisal. We help you weigh getting a permit through the city or county building department, disclosing the work, or factoring it into the price.
California disclosure rules
Sellers in California complete disclosure forms describing known conditions, and inherited and probate sales follow some different rules. We explain which forms fit your situation so nothing catches you off guard near the end.
